Ogden housing among 41 metro areas with inventory levels at or above pre-pandemic levels

SALT LAKE CITY — Ogden housing availability is back above pre-pandemic levels.
A Fast Company report showed Ogden is one of 41 metro areas that have inventory at or above 2019 inventory levels.
According to Northern Wasatch Association of Realtors President Michelle Williams, it’s a good thing for buyers, and not just because there are more options.
“It’s actually a really good thing because negotiations are happening again when ’21 ’22 there were just basically no negotiations,” said Williams. “It was just all in favor of the seller. So this is actually a healthy market that we’re in right now and it’s really good for a buyer.”
Williams said realtors, construction companies, and state leaders have worked together to increase supply and make homes more affordable. There are almost 10 times more homes for sale now than there were at the lowest point of the pandemic.
“We’ve been forward thinking in looking ahead and trying to create affordable housing. We’ve got builders who are committed to building homes under 400-thousand,” said Williams. “We’ve got the governor who’s committed to building 35,000 homes over the next five years which is a huge commitment and we’re leading the way across the nation for affordability.”
According to Williams, more people are getting used to interest rates that are higher than before the pandemic.
“I think people have also gotten used to the fact that rates are a little bit higher than they were. I think people now realize those 2 and 3 percent interest rates were just a one-off. We probably won’t ever see those again.”
Williams said sellers have built up enough equity that they aren’t worried about higher interest rates.
